Renting with JBT SELECT REALTY

When you apply for a rental property through JBT SELECT REALTY you will be asked to complete an application form to help us to decide if you will be a suitable tenant. You will also be asked for a holding deposit (equivalent to one weeks’ rent).

You should be notified of the outcome of your application within 48 hours, allowing you to continue your search if you are unsuccessful.

100 Points of Identification need to accompany any Tenancy Application. We cannot process an application without this. The following forms of I.D. are acceptable:

JBT SELECT REALTY is a Member of TICA, one of Australia’s largest tenancy data bases. You will be asked to sign a Privacy Act Acknowledgement Form which allows us to check if any negative details relating to former tenancies have been recorded against your name. You are not obliged to sign this form, however if you do not we are unable to proceed with your application.

If your application is successful you will be asked to complete a Tenancy Agreement, which is a legally binding document setting out the terms and conditions of your tenancy. Most tenancies are for a 6 or 12 month period. Once you have signed the agreement you are committed to pay rent until the end date documented on the agreement.

A Tenancy Agreement is a standard document set out by the Residential Tenancy Authority. Items 1 to 17 document the names of the parties involved, the address of the premises, the start and end dates of the Agreement, the amount of rent agreed to and the way it is to be paid, the total amount of bond required and arrangements for services and repairs.

Part 11 contains special terms which may be included by the lessor or
JBT SELECT REALTY. You can also add clauses to ensure that the lessor or JBT SELECT REALTY is legally committed to follow through with any promises made.

You will be asked to pay two weeks rent and a bond equivalent to four weeks rent in advance. The bond is a security deposit held by the RTA during the length of your tenancy. The lessor may be entitled to retain some or all of your bond if you leave the property unclean or damaged.

The JBT SELECT REALTY Property Management Team will have completed an Entry Condition Report and will provide you with a copy. Examine this report carefully, and check every point in every room, including the garden and outdoor area, and add your own comments. It is in your best interests to be as detailed as possible when completing your section of the Entry Condition Report. You will be required to sign and return the report within three days to the Property Manager at JBT SELECT REALTY to be signed. You will be given a copy and our Agency will retain a copy for our own records. At the end of your tenancy you and our Property Manager will complete an Exit Condition Report, and this and the Entry Condition Report will be compared to determine the amount of your bond refund.

During your tenancy you will be required to maintain the property in the same condition as you rented it, fair wear and tear excepted.

JBT SELECT REALTY is responsible for carrying out any repairs to electrical and plumbing systems and all included appliances. As you are legally obliged to inform JBT SELECT REALTY of any damage to or problems with the property please report them immediately.

JBT SELECT REALTY Property Management Division conducts 3 monthly inspections on all our leased properties. You will be given 7 days notice before an inspection is carried out. If non-urgent repairs are required 24 hours notice will be given and in the case of an emergency or to protect the property from damage no notice will be given.

14 days notice in writing is required if you want to leave at the end of your Tenancy Agreement. JBT SELECT REALTY may also give you notice to leave if necessary. If no action is taken by either party at the end of the Tenancy Agreement, it will automatically revert to a periodic tenancy, which will continue to protect you as a tenant – you must be given two months notice to leave by JBT SELECT REALTY and if you want to leave you are required to give two weeks notice.

When leaving, you must leave the property in the same condition as you accepted it. Your obligations contained in the lease must be complied with for you to be entitled to a full bond refund.

After you have returned the keys our Property Manager will inspect the property and complete the Exit Condition Report. It is helpful if you can be present at the inspection as any damage or cleaning issues can be discussed and arrangements made to rectify the problem.

When everything has been resolved you will be given a Refund of Rental Bond form. This can be refunded in cash at any Post Office or the money can be deposited into a bank account.
